Brokerage Disclosure

This Brokerage Disclosure is intended to help sellers understand the general nature of List Assist's brokerage role and platform-supported transaction process.

List Assist operates as a Transaction Broker in Missouri.

This page is a general disclosure and does not replace any state-required brokerage relationship disclosure, signed listing agreement, agency disclosure, or transaction document.

Brokerage Capacity

List Assist may provide real estate brokerage services as a transaction broker or in another legally permitted capacity disclosed in your signed documents.

A transaction broker assists with the real estate transaction without acting as an advocate for one party in the same manner as a seller's agent or buyer's agent.

Seller-Directed Decisions

List Assist is designed for sellers who want a structured, transparent, platform-supported workflow while retaining responsibility for key selling decisions.

You remain responsible for decisions such as pricing, showing approach, offer acceptance, negotiation positions, repairs, credits, contingencies, and closing choices unless otherwise stated in a signed agreement.

Scope of Services

Services may include onboarding, listing preparation, MLS submission, document workflow, offer routing, transaction coordination, and communication support.

Services do not necessarily include in-person consultation, property valuation advice, staging recommendations, open houses, repair management, or strategic negotiation representation unless expressly included in a signed agreement.

Compensation and Fees

List Assist may charge a flat listing fee, transaction fee, or other agreed compensation as described in your signed documents.

Buyer broker compensation, MLS fees, closing costs, title charges, recording fees, concessions, repairs, and third-party expenses may be separate from List Assist's fee.

MLS and Listing Information

MLS listings are subject to MLS rules, broker review, required fields, data accuracy standards, photo and media requirements, and applicable law.

You are responsible for reviewing listing information for accuracy and promptly notifying List Assist of errors, omissions, changes, or required updates.

Fair Housing and Equal Opportunity

List Assist supports fair housing and equal opportunity principles. Sellers may not discriminate based on protected characteristics under federal, state, or local law.

Listing content, showing practices, communications, and transaction decisions must comply with fair housing requirements.

No Legal, Tax, or Financial Advice

List Assist does not provide legal, tax, accounting, lending, insurance, appraisal, inspection, or financial advice.

You should consult qualified professionals for advice regarding contracts, taxes, title, financing, inspections, repairs, estate matters, or other specialized issues.

Conflicts and Confidentiality

Real estate transactions can involve multiple parties, service providers, cooperating brokers, and platform communications.

Confidential information will be handled according to applicable law, brokerage obligations, signed agreements, and required transaction disclosures.
